Property is the route most of our clients use to secure the UAE’s 10-year Golden Visa, and it became meaningfully more accessible in 2026. If you own, or are buying, UAE property worth AED 2 million or more, a decade of renewable, self-sponsored residency is available with a process that is among the fastest of any major residency programme.

The core requirement
You qualify by owning one or more properties with a combined value of at least AED 2 million (roughly USD 545,000). The value is evidenced either by the purchase value on your title deed or by a valuation certificate from the Dubai Land Department, the Taqeemi e-certificate, which is the only valuation document the immigration authority accepts for this purpose in Dubai.
Multiple properties can be combined to reach the threshold, and jointly owned property can qualify where each applicant’s share, or the structure of the ownership, meets the requirement.
What changed in 2026
The most important change came in February 2026, when the government removed the old requirement to have paid a minimum amount upfront (previously 50%, and before that AED 1 million) before a mortgaged or off-plan property could qualify. In practice this means:
- Mortgaged property qualifies on its full purchase value, financed through approved UAE banks, not just the equity you have paid in.
- Off-plan property qualifies from approved developers, again on full purchase price, opening the visa to investors whose developments are still under construction.
This is a significant widening of the route: buyers who commit AED 2 million to a payment plan can now apply without waiting years for handover or 50% completion.
The process, step by step
- Confirm the value. Title deed at AED 2m+, or obtain the DLD Taqeemi valuation certificate (issued quickly for standard residential property).
- Prepare documents. Passport, photographs, title deed or Oqood (for off-plan), valuation certificate where needed, current visa and Emirates ID if you have them, and health insurance.
- Apply through the DLD-GDRFA channel (in Dubai, the Cube at DLD or the online portal). Other emirates run parallel processes through the federal ICP.
- Medical and biometrics. A standard medical test and Emirates ID biometrics.
- Visa issuance. Clean, complete files are often approved within days; a few weeks end to end is a sensible expectation.

Points investors often miss
- The visa follows the asset. Sell below the threshold and the basis of your visa falls away, so plan disposals around renewal dates.
- Valuations can work in your favour. Property bought below AED 2m that has appreciated can qualify on a current DLD valuation.
- The property route is Dubai-centric but not Dubai-only. Abu Dhabi and the other emirates operate equivalent routes with their own procedures.
- Family joins the visa, not the property. Your spouse, children and parents are sponsored under your visa; they do not need to be on the title. Details in our benefits guide.
