The UAE Golden Visa began life as an investor programme, but in 2026 it is better understood as a family of routes to the same destination: five or ten years of renewable, self-sponsored UAE residency. Some routes require capital; a surprising number require none at all.

Here is the full map, starting with the routes our clients use most.

Investor routes (10 years)

  • Real estate: AED 2 million in one or more properties, including mortgaged and off-plan property since the February 2026 rule change. Covered in detail in our property route guide.
  • Public investment: AED 2 million in an accredited UAE investment fund, deposit or equivalent financial vehicle, held for the duration of the visa and not fully loan-financed.
  • Tax-paying investors: an alternative gateway for those paying AED 250,000 or more per year in UAE tax through their business activities.

Entrepreneurs (5 to 10 years)

Founders of innovative, technology-oriented or high-growth projects can qualify with a project valued at AED 500,000 or more, supported by accreditation from an approved UAE incubator or the relevant authority. This suits founders relocating a venture to Dubai or Abu Dhabi rather than passive investors.

Specialised talents and professionals (10 years)

The talent track covers doctors, scientists, engineers, IT and business professionals, artists and creatives, and senior executives, generally evidenced by qualifications, professional licences and salary thresholds set by the federal authority. For salaried professionals already working in the UAE, this can be the simplest route of all: no investment, just credentials.

The newer categories (2025-2026 expansions)

Recent expansions added routes for teachers and educators, nurses with long service, content creators, e-sports professionals and humanitarian and Waqf donors. Criteria and nomination processes vary and continue to evolve, and some categories are nomination-based rather than open-application. If you think you may fit one of these, it is worth a short eligibility conversation before assuming either way.

Outstanding students and graduates from top-ranked universities also retain their own 5 to 10-year track.

Choosing your route

Most families we advise end up weighing the two AED 2 million investor routes, and the decision usually turns on whether they want a usable Dubai property or a hands-off financial holding. Professionals and founders should always check the talent and entrepreneur tracks first, because qualifying without deploying capital is rarely the wrong answer.
