The €500,000 headline gets the attention, but it is not the full picture. The Portugal Golden Visa carries a layer of government fees, professional fees and incidental costs that apply per applicant, which means family size changes the maths meaningfully.

Here is the complete cost picture for 2026, organised the way the money actually leaves your account. Figures are indicative as of July 2026; official fee schedules are updated periodically, and we confirm current amounts with clients before submission.

1. The qualifying investment

The core options in 2026 are:

  • Investment funds: from €500,000. A subscription to one or more CMVM-regulated qualifying funds. This is the route the overwhelming majority of applicants now use, covered in detail in our fund route guide.
  • Cultural and heritage support: from €250,000. A donation route supporting qualifying cultural projects. Cheaper at entry, but a donation rather than an investment, so nothing is returned at the end.
  • Scientific research and company routes also exist at €500,000, though they suit a narrower set of applicants.

Unlike a fee, the fund investment remains your asset. Your net cost there is the difference between what you put in and what you eventually take out, after fund fees and performance.

2. Government fees (per applicant)

Government fees are charged per person, including children, at two main points:

  • On application: an application analysis fee in the region of €800 per applicant.
  • On approval: a residence permit issuance fee of roughly €8,000 per applicant, the single largest fee in the process.
  • On each renewal: renewal fees of around €4,000 per applicant per cycle.

For a family of four, government fees alone therefore run to roughly €35,000 over the first application and card issuance, before renewals. These fees are non-refundable, even if an application is withdrawn or refused, which is one more reason to submit a clean, complete file.

Putting it together

For a single applicant on the fund route, a realistic 2026 budget is the €500,000 investment plus roughly €10,000 to €15,000 in first-cycle government fees, alongside legal, document and fund costs. For families, multiply the per-applicant government fees, not the investment: one qualifying investment covers a spouse, children under 18, dependent adult children in education and parents aged 65 or over.

Whether that spend is justified depends on what you are buying: EU residence with minimal stay obligations, Schengen mobility, family coverage and a path to Portuguese citizenship under the 2026 nationality rules.
